- Inspect and test all portable equipment in line with your risk assessment and record the results, Carry out regular visual inspections of portable appliances before use.
- Carry out all necessary checks and tests on Emergency Lighting systems and keep the results and a note of any repairs in a formal log book.
- Keep all records of inspections.

An Electrical Safety Certificate, which is also known as an Electrical Installation Condition Report (EICR), is a report produced by NAPIT Engineers. They check the current condition of the electrical installation within a property, which must adhere to strict BS 7671: 2015.
It is the landlord’s responsibility to ensure all electrical wiring and fittings within the property are deemed safe to use. The only way to establish this is to carry out an Electrical Installation Condition Report, every 5yrs or at change of occupancy. If the property is going to be ‘let’ through the council, then this is a legal requirement. Most Insurance companies will only validate any claim if there is a registered certificate for the property.
